The punch list nobody came back for

Madeira renovates. Kitchens get opened up, attics get finished, additions get put on the back, and almost every one of those projects ends the same way: a contractor moves to the next job with a short list still open. Trim never got put back at the transition. A door binds now that the floor was leveled. Caulk lines were rushed. An outlet got covered over. Those leftovers are some of the most satisfying work we do, because each one is small, visible, and has been bothering somebody for a year.

Old bones under newer finishes

Under the updates, most Madeira houses are still 1920s-through-1950s construction — plaster in the original rooms, drywall in the addition, and framing that has settled for the better part of a century. That mix is exactly why a job that looks simple sometimes isn't: one wall takes a drywall anchor and the wall three feet away needs to be hit into real framing. Knowing which is which before drilling is most of the job, and it's the reason a TV, a heavy mirror, or a run of shelving goes up straight and stays up.

Small lots, tight spaces, close neighbors

The narrow lots here mean tight side yards, compact bathrooms and vanities you can barely get a wrench behind, and stairwells that make moving anything large a two-person problem. That's a normal day for us. We also keep the noise and the mess contained, because in Madeira the neighbors are close enough to care — drop cloths down, cuts made outside where practical, and the sawdust and packaging leaving with us.
