Close enough to be easy

Terrace Park sits directly across the Little Miami from Milford, which makes it the shortest drive on our whole map. That matters for the jobs that are genuinely small — a door adjusted, a fixture swapped, a shelf hung. When the drive is five minutes, a thirty-minute job is still worth doing properly, and the travel time is not quietly built into what you pay. If something comes up mid-week, we can usually work it in.

Being close to the Little Miami shapes the housing stock — there are basements and lower levels here that have taken water at some point, and that leaves its own list: baseboard and trim replaced after a fixed leak, doors that swelled and never closed the same, shelving built up off the floor rather than sitting on it.
